Blue Diamond Virtual REIT is a privately owned real estate trust that buys and sells buildable plots in Second life ranging from 512 to 6000 sqm. BDVR is owned by Robo Marx the Ceo of Bluestone Investment Group, who will hold 600,000 of the IPO's 1,000,000 shares. Our primary investment will be in 1024 and 2048 buildable plots for commercial and residential use on waterfronts and along protected roadsides. The business currently runs on less then 10,000sqm of the BIG's tier and produces a profit ratio between 20-40% per plot. In the past month we have netted $65,000 in profit on $185,000 in investments. The IPO money will be utilized to add about 24,000 sqm of investment property. Any remainder will be held for future investment fees as the CEO sees fit.Business Overview
The initial IPO money will be utilized to add to the current land portfolio of about 8000 sqm. As time and profits progress will be adding to the land portfolio depending on market conditions and profit potential. 50% percent of initial profits will be distributed in a monthly dividend and the other 50% percent will be utilized for new land acquisitions.Marketing:
We will be developing a sales website @ WWW. BLUEDIAMONDVIRTUAL.INFO
to list the properties for sale at a nominal annual fee of about $L1500. The hosting will be free through Google. We have also utilized the SLX to list properties with great success for a small fee of $L25 each. And of course the plots will be listed in SL land listings. Otherwise marketing costs are next to nothing.
Tier fees:
Second life has kept tier fees stable for the time being and this is our greatest expense. The tier fees will run about $L21,000 a month for a total of 32,000 sqm. We will be utilizing 1/2 a region from Bluestone to keep costs down. With anywhere from 20-30 plots for sale at a time, with a profit ranging from $L3-10,000 the company would only need to make 5 sales a month on average to cover costs. We figure in the neighborhood of 25-50 sales a month is more then likely based on current sales ratios with less then 10,000 sqm of tier being utilized currently. If need be the CEOs parent company can cover costs since the parent company generates about 300,000 net on about 1.2 million in revenues.
Business Strategy
Our strategy is only to invest in the best mainland locations SL has to offer. We will seek low spam areas near water, protected land and preferably real roadside at the lowest price we can negotiate. Our true advantage over out competitors is our experience of valuing and selling our investments. Even in tough markets Marx has been able to keep his businesses profitable through constant evolution.Business Strengths
The strength behind BDVR is its parent company . Bluestone Invest Group has a strong presence and profitable track record led by CEO Robo Marx in Second Life. Since this REIT has already reached profitability and has the experienced team at BIG as a guide, there is a very low risk potential. Robo Marx has the talent needed to guide the company through administrative and financial obstacles as he did with BIG this summer after the ban on casinos and LL oversupply of land. Not only was he able to keep his other company afloat, he was also able to attain a high level of profitability while others folded.Use of Capital
IPO Money:The IPO funds will be used to purchase an additional 24000 sqm of investment grade land to boost the companies portfolio. This will bring the total land holding to 32,000sqm give or take sales and purchases. IPO funds not used in portfolio expansion will be kept as reserves in interest bearing instruments.
Future profits will be used in two ways:
1. 50% will be paid out in dividends.
2. The other 50% will be used for future acquisitions in order to expand the companies portfolio size as the CEO sees fit.
Risk Factors
There are risks involved in all investments. The major risk to BDVR would be the collapse of Second Life and its economy. Robo Marx has been in the SL RE market since April 2006. He has coped with the many ups and downs of the Real Estate market and always kept his company highly profitable even through the sharp decline this summer after the casino ban and over supply by LL. Also note this is a game, and the Linden currency is not real. At anytime SL could just shut down.Management
